AIM’s Construction Phase Plan is designed to ensure the effective management and coordination of General Contractor, subcontractors and suppliers throughout the construction project, aligning with our commitment to safety, quality, and efficiency.
Objectives:
- Ensure GC, subcontractors and suppliers comply with our site-specific safety standards and quality requirements.
- Promote effective communication and coordination among all parties.
- Maintain project deadlines and quality through meticulous planning and management.
Roles and Responsibilities
- Project Manager: Oversees project execution, ensures compliance with the CPP, and acts as the primary point of contact for subcontractors and suppliers.
- Safety Officer: Ensures all safety protocols are followed by GC, subcontractors and suppliers, conducts regular safety audits, and provides safety inductions and training.
- Quality Assurance Manager: Monitors compliance with quality standards, inspects incoming materials, and oversees the execution of work to ensure it meets the project specifications.
- GC, Subcontractors and Suppliers: Comply with the project's safety and quality requirements, meet delivery schedules, and maintain open communication with project management.
Management of General Contractor and Subcontractors
- Selection and Onboarding
- Ensure GC and subcontractors are selected based on their ability to comply with safety, quality, and environmental standards.
- Conduct an orientation program to familiarize subcontractors with project specifics, safety protocols, and quality expectations.
Performance Monitoring
- Regular inspections and audits will be conducted to ensure GC and subcontractor compliance with project standards.
- Performance reviews to assess and provide feedback on GC and subcontractor performance.
Communication
- Maintain constant communication through regular meetings, updates, and progress reports.
- Implement a system for subcontractors to report issues, ask questions, and provide feedback
Management of Suppliers
Selection Criteria
- Suppliers will be evaluated and selected based on their product quality, delivery reliability, and adherence to safety and environmental standards.
- Emphasize the need for sustainable materials and practices where possible.
Quality Control
- Establish clear quality criteria for materials and ensure suppliers meet these specifications.
- Conduct random sample testing of materials upon delivery to ensure compliance.
Performance Monitoring
- Regular inspections and audits will be conducted to ensure GC and subcontractor compliance with project standards.
- Performance reviews to assess and provide feedback on GC and subcontractor performance.
Logistics and Coordination
- Schedule deliveries in alignment with the project timeline to avoid delays and excess on-site storage.
- Coordinate with suppliers to manage any discrepancies or issues with supplied materials promptly.
Safety and Compliance
- Ensure all subcontractors and suppliers are aware of and comply with health and safety regulations.
- Regularly review and update safety protocols to reflect changes in regulations or project requirements.
Monitoring and Review
- Implement a system for ongoing evaluation of subcontractor and supplier performance against the project's objectives.
- Conduct regular project reviews to assess progress, address issues, and implement improvements in managing subcontractors and suppliers.
